Baseline Appeals is an unofficial analysis tool. It is not affiliated with Johnson County government, it is not a law firm, and it does not give legal advice or an appraisal.

Every figure is an estimate built from public records. No appeal outcome is guaranteed, and an appeal can result in a value that stays the same or goes up.

2. The free analysis

Searching an address and reading the on-screen analysis is free and needs no account.

3. The evidence packet

The packet is a PDF for one property, sold for a flat $99. You review it and file it yourself with the county. We do not file for you or represent you before any board.

You are responsible for checking the facts in the packet, for adding your own evidence such as photos, and for meeting the county's deadlines.

4. Refunds

If the packet isn't what you expected, email us within 30 days of purchase and we refund the full price. No reason required. The guarantee covers the purchase, not the county's decision. Nobody can promise an appeal outcome, and this site doesn't.

5. Your account and content

Keep your sign-in details private. What you enter in the questionnaire must be true to the best of your knowledge, since it can appear in the packet you file.

6. Limits

The service is provided as is. To the extent the law allows, our liability for any claim is limited to the amount you paid for the packet.

Kansas law governs these terms.

8. Changes

We may update these terms; the date at the top shows the latest version.
